Property Q & A
Q. How much does it cost to buy water to fill water tank & how often?
A. $85.00 for a 8,000lt load. Frequency dependent on numbers people in house and B&B and rainfall.
Q. Does septic need maintenance/chemicals?
A. Council inspection once every 5 years. Minimal maintenance required with this system.
We had it serviced in the first year that we took up residence by a local plumber Kerry Flanaghan who is very knowledgable in this area. I’d advice a maintenance check every 18month. Or “as required” meaning earlier if something or some malfunction became apparent. “Chemicals” are very limited and we have not introduced any since our origin service.
Q. Cost of the guy who does maintenance of lawns/hedges and how often?
A.
- Mowing and whipersnip (eastern side) general area from fruit trees and pool and up to and around car park $60/$80,
-Generally once every 2 -3 weeks in the summer depending on season/rainfall and 2 or 3 times over the cooler months.
-Hedges vary however car park hedge 1 to 2 times a year. Wall hedge monthly in spring/summer and to not at all in winter.
Q. Pump/filter for pond & what’s involved in maintaining it?
A. Thoroughly rinse filter sponge with hose. As required, approximately every 3 weeks in the warmer months
Q. Bore how long has the bore been in? (Flow rate of bore).
A. Bore was put in circa 2005/6. Flow rate-2.5hrs to fill the 9000lt tank, so approximate flow rate 75lt per minute. The tank is set to top up once water level falls to about half.
Q. What stays with the property ornaments/pots, etc?
A. Currently undecided about whether ornaments and pots are staying. May be negotiable.
Q. How often do you change gas bottles & cost?
A. $96.80 per bottle 4 to 5 ppl every 3 to 4 months
Additional information:-
Space for Solar panels; There would be approximately 45m2 of east nor east facing roof area on timber cabin and a further 100m2 plus of east sth east facing roof on main building. Suitability would need to be confirmed with a solar installation/supplier.
As a part of the original design by Clinton Cole, the gutter has been layered with gravel to act as a first place filter for rain water before entering the grated pit at bottom of chain link down spouting. The grated pit has a fine screen mesh which is the second place filter before travelling to concrete water tank.
Downstairs (Cabin subfloor area) the extra WC and Shower recess underneath are both in full working order and were the original facilities when the slab/timber cabin was first constructed in 1983.
With reference to the Hide and Creek (See Photos below) it is approximately 2.4mx 2.4m and has been professionally constructed from H3 treated pine. It will need some attention to some of the fly screening but otherwise a very good structure set overhanging the shore of the creek.
The creek has always had water in it since we’ve been here, even in the drier seasons there remains lovely water holes with yabbies in it. There is a 50mm black polythene pipe which runs from the cabin all the way to a small concrete pad which was the site where a water pump was previously located. The pump is no longer there and given the 110,000lt rainwater tank and bore with a very decent flow rate (2.5hrs to fill the 9000lt tank, so approximate flow rate 75lt per minute) its little wonder that the creek pump was decommissioned.
